The ledger board

Around 90% of catastrophic deck collapses involve a ledger failure.

The lateral load connectors

IRC R507.9.2 calls for two Simpson DTT2Z connectors within 24 inches of each end.

The footings

Poured below the frost line (36 inches in most of PA and DE) to prevent heave that tips posts and lifts the deck.

NADRA's 10-Point Deck Safety Checklist for Homeowners

  • Humidity and moisture. PA’s Moist (A) climate zone drives mold, algae, and rot into wood without correct flashing.
  • Freeze-thaw cycles. 60 to 80 a year across Southern Chester and New Castle counties.
  • Spring rain and tropical remnants. April-May rain exposes flashing gaps; August-September systems test guardrail and pergola anchorage.

Questions to Ask Any Deck Builder Before Signing

  1. What ledger fastener pattern do you install per IRC R507.9.1? Half-inch lag screws or through-bolts, staggered, with Z-flashing and peel-and-stick membrane behind the ledger.

  2. How many lateral hold-downs, and where? Two Simpson DTT2Z connectors within 24 inches of each end (R507.9.2).

  3. What hardware grade with ACQ-treated lumber? Hot-dip galvanized (Simpson Z-Max) or stainless; standard galvanized corrodes in months.

  4. Do you pull the permit and walk the final inspection? SB Builders Group handles permits in-house.

How a Design-Led Build Stays Safe Over 20 Years

Joist spacing and span.

16-inch on-center for straight-laid composite, 12-inch for diagonals; spans sized per IRC R507.6 for the local snow load (25 to 30 psf in West Grove and West Chester).

Post sizing

6×6 pressure-treated on Simpson ABU bases, holding the post off concrete to prevent end-grain wicking.

Board system

TimberTech AZEK acrylic capstock, Trex Transcend, or Deckorators Voyage with the STG mineral core for Mid-Atlantic UV and humidity.

Railing

Continuous metal post system or 6×6 anchored to a doubled rim joist, resisting a 200-pound load per IRC R301.5.

Drainage

Gapped boards plus Trex RainEscape or comparable underdeck system on second-story decks.
